What is a 4 Point Inspection ?

Real Estate Owned (4 Point) Inspections are often required when obtaining a new homeowner's insurance policy or when renewing an existing policy.
The focus of the inspection is on the four main systems of a home:

The purpose of the inspection is to determine the approximate age, general condition, and remaining lifespan of these systems.





Why do I need a 4 Point Inspection?

Along with the general tightening of the Florida homeowner's insurance market, insurance companies are increasingly reluctant to write policies on older homes (generally defined as more than 25 years old).

The insurance company's primary concern is that older homes will have systems that are worn, damaged, nonconforming, or nearing the end of their useful life. Exposure to these hazards will increase the likelihood of insurance policy claims.

For example, an older home may have deteriorated roof shingles that could leak, and lead to a water damage claim on the house and contents. Similarly, and old plumbing system may be prone to leaks or the electrical wiring may be obsolete to today's safety standards.

Newer homes are assumed to not have these problems as frequently as older homes.

Who can perform a 4 Point Inspection?.

There are no industry-standard specifications for 4 Point Inspection, but underwriters will generally accept a report submitted by a Certified General Contractor.
